I hope you are well and all prepared for the festive season ahead.
I wanted to sincerely thank you for your business throughout this year and I wanted to inform you of the many additional services we will be making available to you, in the new year.
Firstly, as from January 2012 we will implement an internet portal for our property investors to log directly into their own property accounts, on our system. This will allow you to view your financial statements, income/ expenditure reports, property information and it will have a direct link to your property manager. This service will be provided to you FREE of Charge.
Also over the next couple of months, I will be forwarding to you a KeyNorth property folder with separate dividers so you will be able to keep all of your property related documents all neat and tidy within the one folder. And once again FREE of Charge.
In December we have also introduced a new team member to our property management department. Kath Malmstedt has over thirteen years experience in property management and has owned her own successful property management business in Brisbane before discovering Sydney several years ago and deciding to settle in our fair city. Kathy’s role as senior property manager will be to increase the number of properties under management.
Kathy will be offering existing clients incentives for recommending our services to other property investors and I am sure you will be delighted in these incentives.
From free management periods, yearly subscriptions to investor and property magazines, to candle light dinners for two. For the client who provides us with the most referrals in any six month period, we will be sending them on a weekend getaway for two.
If you would like us to manage another one of your existing investment properties, we would like to show our appreciation by offering you the first three months free management fees or a weekend away for you and your partner to the Hunter Valley or maybe Port Stephens, which ever you prefer.
We have also organised for our clients, the direct debiting of tenant’s bank account for rental payments. This will allow us to direct debit the rent amount straight from the tenants bank account on the due date rent is required to be paid. We are looking to implement this so we have control over acquiring the rental payment rather than waiting for the tenant to send their rental payment. We are looking to implement this in an endeavour to reduce rent in arrears. This may not solve this issue completely , if the tenant does not have enough money in their account the direct debit will bounce and the tenant will be charged the dishonour fee not you.
As a stated previously, this may not solve the situation completely but we are sure it will succeed in the vast number of circumstances. However there is a bank set up fee of $ 45.00 for each property owner, plus an ongoing bank fee of 20cents per transaction, per property. All of which is tax deductable so we feel it is money well spent to ensure you receive your rent on time. Please advise us if you wish to proceed with having this system of rent collection applied to your portfolio and we will organise this for you.
On the sales front, our sales team has performed extremely well this year in the most depressed property market the country has seen in more than a decade. Spring has seen increased interest and activity so we are looking forward to the new year with vigour and we are optimistic that the market shall rally and we will see increases in property values.
At KeyNorth over the past 12 months we have spent an enormous amount of time, energy and money on implementing the right systems, equipment and positioning ourselves for maximum exposure of our client’s properties. We have now brought the business into the 21st century and down to street level in our refurbished office on the Pacific Hwy. We are proud of our achievements and are proud to manage your investment property. I am extremely interested in your comments on how you find the level of service my team of property managers is providing for you.
I would really like to know if you are happy with the service provided, and if you have any suggestions on how we can better serve your property needs. If I do not know you are not happy and I cannot fix the situation and it is extremely important to me that you are happy with the service you are receiving. So please let me know what you think of our performance and how we can better serve you.
I would also like to advise that the office will be closed to the public from Friday 23rd December and will open again on Tuesday 3rd January. We will still be managing your property and our team of property managers will be on duty to attend to your tenants and property needs.
